Interest-rate formation by bank
In Bulgaria almost all mortgages carry a variable interest rate. That is why the way each bank sets its reference rate is critical — it determines how your instalment will move in the future, not just today’s number.
Almost everywhere the rate is built as reference rate + fixed margin. The margin stays the same for the whole term; the reference rate moves according to the bank’s methodology. Of the 13 banks: 7 use a deposit index based on BNB statistics, 5 use EURIBOR and 3 use an internal reference rate or a complex methodology.
